Building the Case for Change

Our article entitled “Gaming the leasehold system no. 5 – Being written into the lease as a party” is possibly the least understood and potentially biggest issue in leasehold management today. Many of the other abilities to game the system emanate from this one issue and, if anything, it maximises the way managing agents game the system as being written into the lease as a manager effectively eliminates competition.

One thing that is definitely not understood is how many properties in the UK are affected by this sharp practice? No Government department or other entity has been able to measure this… so Levelling up Leasehold is going to take this on.

As such, If you have a copy of a lease or, in the case of a freehold property subject to an estate or rent charge, your transfer document (TP01) then please send it to research@levellingupleasehold.co.uk.

If you can also include the following information:

– A copy of the latest budget?
– If known, the number of other properties on your estate that pay a service, rent or estate charge?

Why are we doing this?

If Government is to legislate, it needs to understand the scale of the problem. By creating this database, we can approach Government with real data rather than social media disgruntlement.

This gives us our best chance at initiating change and moving to our ultimate goal; To provide all leaseholders with agency so they have the ability to change their managing agent with 90 days notice.
